Salary: Classified Salary Schedule, Range Q
Bargaining Unit: OSEA
FTE: 1.0 - 250 days per year

General Description:

This position performs semi-skilled work in the maintenance,
construction and repair of buildings, equipment and grounds throughout the ESD.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

1. High school diploma or General Education Diploma (GED). Thorough working
knowledge of maintenance methods and materials and the use of maintenance
equipment. Previous experience working in maintenance positions is preferred.
2. General knowledge of computer usage and ability to use e-mail, database,
spreadsheets and word processing software. Knowledge of interface with computer
operated control systems strongly preferred. Basic knowledge of TRANE Synchrony
and JCI Metasys software programs preferred.
3. Ability to appropriately communicate with students, teachers, parents and members of
the community and vendors. Ability to work independently with limited supervision.
4. Ability to pass background check.
5. Certificates as determined by the District. Must be able to obtain a valid CPR/First Aid
card, a valid Oregon Drivers License and Aerial Lift License. Must maintain a good
driving record.
6. Previous hazardous materials and asbestos training preferred.

Knowledge, Skills & Abilities Required

1. Works well with others from diverse backgrounds.
2. Ability to interact with students and staff appropriately. Creates a warm and welcoming
atmosphere for students and staff.
3. Ability to deal with problems involving several variables in a variety of situations.
4. Ability to prioritize different facility needs and requests.
5. Knowledge and skill to successfully make minor repairs and conduct routine
maintenance tasks.
6. Knowledge and understanding of different building systems such as HVAC, plumbing,
etc.

Essential Functions: Include the following. Performs some or all of the following tasks. Other Duties may be assigned. The duties listed below are not inclusive, but characteristic of the type and level of work assigned for this position.
A. Follows and maintains knowledge of all applicable District policy(ies) and procedures.
B. Prepares and assists with district facilities for special events, i.e. graduation.
C. Scrapes, sands, fills, or in other manners prepares surfaces for painting or repainting.
D. Applies finishes to various surfaces such as wood, metal, glass, plaster, stucco, wall
board, brick and cement.
E. Cleans brushes, tools and other equipment.
F. Makes repairs and adjustments to plumbing equipment and apparatus in school plants,
such as replacing broken pipe, cleaning clogged drains, flushing sewer lines and
replacing faucets, washers and gaskets.
G. Cleans drains, gutters and roofs.
H. Maintains and uses hand and power tools with skill and efficiency.
I. Performs routine maintenance on equipment and determines when and what kind of
maintenance is needed.
J. Performs minor repairs and adjustments to building fixtures and equipment including
HVAC system.
K. Repairs doors, floors, walls, ceilings, latches, locks, bleachers, lockers and fences.
L. Maintains and installs floor tile.
M. Makes lock repairs.
N. Makes repairs to lighting, i.e. switches, ballasts and fixtures.
O. Assists with inspecting and maintaining ventilating systems to insure proper air flow and
heat, checks and services fans, compressors, pumps and controls, including oiling,
packing and cleaning as required.
P. Performs winterization of any outside water lines or faucets.
Q. Estimates the scope of each work assignment and secures necessary tools and materials
to complete the assignment.
R. Performs plumbing, carpentry, and painting as necessary or requested to maintain
building effectively.
S. May have to respond after hours in the event of an emergency.
T. Interacts thoughtfully and courteously with students, staff, administrators and parents
and resolves conflict in a professional manner.
U. Communicates clearly with coworkers and other staff.
V. Maintains appropriate certifications and training hours as required.
W. Dress professionally for the position.
X. Attends work daily as assigned and is punctual.
Y. Adheres to daily schedule.
