The Resident Maintenance Site Manager is responsible for management of shift personnel and oversight of staff performed work.
Using problem solving and critical thinking, key tasks include the following:
1. Maintain accurate data (equipment lists, parts lists, specifications, etc.).
2. Perform equipment quality audits to identify and document maintenance requirements.
3. Identify specific safety hazards associated with planned maintenance activities.
4. Plan parts and materials for reliability improvement projects to aid technician efficiency and increase system performance.
5. Compile equipment information into a job package that is ready for technicians to accomplish each shift and clearly communicates the critical steps in the work process.
6. Maintain engineering drawings, technical documents, and specifications as necessary.
7. Participate in the preparation and maintenance of basic reports.
8. Participate in creating integrated project plans and schedules for the on-site maintenance program.
9. Support planning and coordination of new product introductions; assess the impact and support changes to overall production schedules.
10. Identify and resolve readily identifiable problems. What we offer:

The base pay range for this role is estimated to be $92,00 - $135,300 an hour at the time of posting. Final compensation will be determined by various factors such as work location, education, experience, knowledge, and skills.

Tasks and Qualifications: hat you will do in this role:
  • Must be able to track & measure Key Performance Indicators and Fault Data, evaluate & analyze the data, and implement & direct improvement. Ability to create reports and communication materials to the best report and demonstrate continuous improvement of maintenance and operations of material handling equipment to our customers. Must have working experience with MS Office products.
  • Identify predictive maintenance repairs that are required to maintain system availability.

Assist the Resident Site Maintenance Manager with all the following responsibilities:

  • Ensure accurate identification and management of spare parts inventories by applying Sprocket CMMS.
  • Ensure that the facility is maintained clean and safe and that all personnel under their direction practice safe work habits and abide by the safety rules in accordance with the safety policies set forth by Dematic and its Customers.
  • Provide daily, on-site communication with 3PL's warehouse operators and management personnel.
  • Lead and coordinate all aspects of building maintenance services, applying third-party providers when necessary.
  • Ensure a process for emergency downs (unscheduled vs. scheduled) is in place. This shall include procedures to inform Management, plans for calling in resources, addressing critical issues within Dematic's organization, etc.
  • Maintain and adhere to an effective, detailed procedure for addressing blocking issues. Additionally, train the personnel and ensure compliance with the Dematic protocol for handling blocking issues.
  • Support expansions, projects, and other changes as the need arises. Any work outside the current scope will be reviewed and mutually agreed upon, and it may require overtime or additional resources to meet the specific tasks.
What we are looking for:
  • Associates Degree preferred.
  • Demonstrates and applies broad knowledge of concepts, practices, and procedures for managed work group(s) and how they support related operations.
  • Demonstrates understanding and application of supervisory approaches for work direction, motivation, performance management, and disciplinary action.
  • Must have 5 years demonstrated ability in a directly related field and successfully demonstrate Key Responsibilities and Knowledge as presented above.
  • Typically manages non-exempt administrative or technical employees and/or lower-level exempt employees.
