OVERVIEW - Junior Reliability Engineer/Mechanical Engineer

JLL is seeking aJunior Reliability Engineer/Mechanical Engineerto join our team!

This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. The purpose of this role is to develop robust analysis in determining reliability of assets, components, equipment, and processes in accordance with JLL's enhanced Reliability & Asset Management program. Data is extracted from connected systems and used to continually improve maintenance programs to meet outcomes-based performance measures. Moreover, this role oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation including: cost avoidance, return on investment, alternative options, and action plans that comply with client intentions to maximize reliability and efficiency of their assets.

Position Responsibility of ESSENTIAL FUNCTIONS:
Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions.

Maintenance Planning
Manage work orders, documentation, and assets within the computerized maintenance management system (CMMS).

Responsible for initial triage of work orders including the identification of scope, validity of the work requested, appropriate level of planning required and assignment of proper codes during work identification, control, and planning phases.

Prepare work packages for all planned maintenance activities incorporating all safety requirements local to the facility and work being performed.

Identify required permits.

Determine the proper sequence of work activities.

Estimate labor hours needed to perform work.

Include estimated costs, including labor, materials, and contract services, for each work order.

Prioritize work orders in that backlog based on maintenance costs, available resources, and asset criticality.

Plan and schedule corrective and preventive maintenance activities by task and priority level, including both long- and short-range planning.

Identify and develop standard work routines and task lists.

Communicate work packages to Maintenance Supervisor via the Weekly Work Schedule.

Manage spare parts and alignment between the maintenance department and stock room

Coordinate complex equipment/system shutdowns

Update asset records in the CMMS as required, including entering new equipment, inactivating retired equipment, and labeling equipment in the field with asset tags.

Ensure that all job plans written in the CMMS include detailed instructions with pictures, parts, labor, craft, vendors, regulatory, and safety requirements.

Maintain bill of materials (BOM) information for every asset within area of responsibility.

Review work order feedback information to improve future planning efforts. Circle back with the trades staff and leads on follow up work, rescheduling requirements, and improvements to the job plan for future work.

Maintain library of drawings, manuals, and other documents to assist in maintenance repairs or modifications.

Support reliability activities such as root cause analysis investigations, failure mode and effects analysis (FMEA), and preventive maintenance optimization (PMO), as well as assist in developing and implementing precision and predictive maintenance routines.

Reliability Engineering
Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.

Supports process of ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.

Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio

Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.

Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.

Condition-based Maintenance
Understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically.

Experience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.

Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic "bad actor" equipment.

Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.

Workflow Management
Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.

Develop and maintain "Key Performance Indicators" of equipment reliability.

Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).

Ensure equipment history is maintained and analyzed for future trends

Actively collaborate with Maintenance and Planning groups

Performs other work as assigned.

Experience:
BS in an Engineering discipline, mechanical or electrical preferred.

Formal maintenance planning/scheduling training

Three to five years' experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.

Experience in critical environments preferred (data centers, laboratories, manufacturing environments, etc.)

Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.

Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.

Proven ability to read, comprehend and apply information from technical manuals and other reference materials

Computer skills and knowledge of various CMMS software

Strong interpersonal skills

Ability to communicate well in both oral and written reports

Strong organization skills and ability to multi-task

Ability to communicate effectively with all levels of the maintenance/operations organization

Ability to recognize opportunities for process improvements and assist with implementing them

Ability to engage with client/team stakeholders at senior level

Ability to distill large/complex challenges in a clear and concise manner

Effective communication

Certifications & Licenses:
Certified Reliability Leader is preferred.

Certified Maintenance Reliability Professional is preferred.

Level 1 thermography certification is preferred.

Level 1 vibration certification is preferred.

Level 1 ultrasound certification is preferred.
