Facilities Maintenance Manager

GENERAL SUMMARY:

Supervises electrical, maintenance, HVAC and plumbing staff. Responsible for the total development and management of a safe, comprehensive facilities maintenance program in accordance with department/hospital policies, local, state and national codes. Responsible for the management of facilities maintenance equipment, processes and practices. Coordinates facilities maintenance functions with departments/outside resources and ensures daily workload is conducted through individual or cooperative efforts.

PRINCIPAL JOB FUNCTIONS:

1. *Commits to the mission, vision, beliefs and consistently demonstrates our core values.

2. *Plans, organizes, directs and evaluates the work of facilities maintenance staff on a 24-hour basis.

3. *Optimizes the use of metrics to plan staff work and communicate status updates using meaningful data.

4. *Develops and trains staff on standard work and procedures to ensure expectations are understood and stakeholder expectations are achieved.

5. Participates and communicates with management in making hospital-wide decisions.

6. Proactively completes maintenance work to minimize unplanned interruptions and cost.

7. *Formulates and manages the facilities maintenance department budget.

8. *Hires/discharges/promotes/disciplines/trains and makes salary adjustments in accordance with hospital policies; writes/conducts performance appraisals for staff.

9. *Provides leadership, guidance, counseling and continuing education to staff.

10. *Monitors and adjusts staffing schedules and time accounting as appropriate.

11. *Assesses, recommends and coordinates staff development needs.

12. Operates applicable hospital equipment.

13. *Prepares, updates and maintains the department policy and procedure manual; sets departmental goals and objectives in accordance with organizational goals and mission statement.

14. Monitors and maintains a safe working environment for departmental employees.

15. Leads an effective safety culture to ensure staff safety to top priority.

16. Delegates work/authority appropriately.

17. Conducts monthly in-services and continuing education meetings for staff and documents same.

18. Enters restricted access areas, without supervision, to perform assigned work.

19. Maintains professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise.

20. Participates in meetings, committees and department projects as assigned.

21. Performs other related projects and duties as assigned.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

1. Knowledge of facilities maintenance operations, equipment and standards.

2. Knowledge of construction safety practices and protocols.

3. Knowledge of applicable federal, state and local laws that govern the work area managed.

4. Knowledge of computer hardware equipment and software applications relevant to work functions.

5. Knowledge of quality improvement, budgetary and financial methods and practices.

6. Ability to schedule, direct, counsel and evaluate employee work performance.

7. Ability to develop written policies and procedures, memoranda and performance evaluations with measurable behaviors.

8. Ability to exercise complex analytical judgment in the work environment.

9. Ability to write effective procedurea and training of staff.

10. Ability to react and perform work under stressful and emergency situations.

11. Ability to communicate effectively both verbally and in writing.

12. Ability to perform crucial conversations with desired outcomes.

13. Ability to establish and maintain effective working relationships with all levels of personnel and medical staff.

14. Ability to problem solve and engage independent critical thinking skills.

15. Ability to maintain confidentiality relevant to sensitive information.

16. Ability to prioritize work demands and work with minimal supervision.

17. Ability to maintain regular and punctual attendance.

EDUCATION AND EXPERIENCE:

Bachelor's degree in engineering, Building Maintenance or related field of study required. Minimum of three (3) years' experience in maintenance or facility management required.

OTHER CREDENTIALS / CERTIFICATIONS:

Certified Healthcare Facility Manager (CHFM) certification desired.

PHYSICAL REQUIREMENTS:

(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.)

(DOT) - Characterized as light work requiring exertion up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects.
