What we offer:

* Salary: $52,000 - $54,000

Job Functions:

This position will oversee the day-to-day operations of our affordable housing properties.

Essential Responsibilities:

  1. Oversee the overall operation of Affordable Housing Management in accordance with current federal, state, and local standards, guidelines, and regulations governing our properties.
  2. Execute leases and ensure compliance with lease terms.
  3. Manage rent collection processes and maintain accurate records.
  4. Schedule and oversee preventative property maintenance and repairs both to common areas and individual units.
  5. File necessary papers with the courts to pursue eviction when necessary.
  6. Ensure all properties comply with fair housing standards and regulations.
  7. Ensure all units are cleaned and painted as tenants depart from units. Conduct inspections to ensure properties meet Housing Quality Standards.
  8. Oversee grant compliance, particularly with SHIP and HOME income and affordability requirements.
  9. Plan and manage property renovations to maintain and improve housing quality.
  10. Foster positive relationships with residents and address their concerns promptly.
  11. Prepare and manage budgets, financial reports, and property performance metrics.
  12. Serve as a key team member working with leadership, staff, vendors, volunteers, and other entities to further the Ministries' mission and vision.
  13. Support the Holiday Center program as assigned.
  14. Meet personal goals and actively contribute to the achievement of team and organizational targets/goals as stated in the annual plan.
Requirements

Education and Experience:

High School Diploma or G.E.D. completed. Bachelor's degree in Property Management, Business Administration, or related field preferred. Minimum of 5 years of property management experience, preferably in affordable housing. Strong understanding of fair housing standards and regulations.

Skills Requirements:

Excellent organizational, communication, and problem-solving skills. Must be computer literate and able to use Microsoft Office. Grant Experience: Familiarity with SHIP and HOME income and affordability requirements. Certifications: Property Management certification (e.g., CPM, ARM) is a plus. Housing Quality Standards certification is a plus. Demonstrated maturity and sensitivity to issues of faith, culture, and other sources of diversity; confidentiality of customer/client information, and ability to handle job-related matters in a professional and diplomatic manner.

Physical Requirements:

Physical, emotional, and spiritual stamina to handle job-related issues and stress. Moderate physical duties include standing or walking for more than four (4) hours per day. Ability to climb stairs and lift up to 20 lbs. Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions. Physically able to work in outdoor/temporary shelter environment considering the local climate and its normal fluctuations.

Other:

Must demonstrate legal authorization to work in the United States. Ability to accommodate a flexible work schedule during strategic and holiday periods of the year, including weeknights, weekends, and particularly Thanksgiving Day and Christmas Day.
