About the Role:
Independence Home Loans is looking for a detail-oriented Disclosure Desk Specialist to join our team in Scottsdale. In this role, you'll work closely with loan officers to ensure accurate and timely preparation of loan disclosures, while maintaining full compliance with TRID and other regulatory guidelines. Key Responsibilities: * Prepare and send accurate initial and revised disclosures (Loan Estimates and Closing Disclosures) * Monitor loans for TRID compliance and potential violations * Work within Lending Pad and investor loan portals * Communicate effectively with loan officers and team members via Outlook and Teams * Ensure all disclosures meet regulatory and company standards What We're Looking For: * Strong knowledge of TILA/RESPA and TRID regulations * Experience issuing disclosures throughout the loan process (Initial, Change of Circumstance, Closing) * Understanding of fee tolerance categories (0%, 10%, unlimited) and how they affect cures * Excellent time management and attention to detail * Clear and professional communication skills Bonus Points For: * Prior experience in a mortgage or lending environment * Familiarity with Lending Pad and investor portals *Pay and Benefits* The pay range for this position is $55000.00 - $60000.00/yr. - Health insurance - Life insurance - Disability insurance Additionally, you will be entitled to 2 Weeks of paid vacation for each year of employment in accordance with our usual policies.
