Senior Construction Superintendent

We are looking for a dynamic Senior Construction Superintendent with an uncompromising commitment to safety and quality to join our Project Delivery andConstruction team in Emeryville, California.

**Majority of project sites located in the South Bay area, including San Jose and Santa Clara**

In this role, you will lead construction site activities, including oversight of trade partners and management of daily field operations. You will also oversee work progress, subcontractor labor, and coordination between trades. Additionally, you will ensure subcontractor and vendor work is completed safely and in compliance with the contract documents.

Additional Responsibilities

• Provide daily reports of site conditions and review job safety analysis documentation.
• Develop construction completion records for close-out documentation.
• Make periodic site inspections, perform evaluations, and report to the project team.
• Work with leadership and our construction services team to conduct pre-bid job site visits.
• Participate in scope review / de-scope meetings.
• Provide support in the development and maintenance of preconstruction, construction, and closeout execution plans; project scopes of work; budgets; and schedules.
• Develop a working knowledge of the project budget for assigned trades and identify exceptions to the project budget throughout the execution of the project.
• Develop change control documentation.
• Ensure that all submittals meet project requirements and are distributed, reviewed, and stored.
• Perform constructability reviews.
• Evaluate vendor and subcontractor invoices and payment requests against the project schedule
• Interact with clients on site, listen to their needs, and positively demonstrate IPS's focus on client experience.
• Build strong relationships as you work with clients to provide solutions.

The salary offered for this role is between $159,000 and $212,000, but the actual salary offered is dependent on experience, skill set, and education.

• 15+ years of experience as a Construction Superintendent with a reputable General Contractor, managing life sciences, manufacturing or commerical tenant improvement projects ranging from $10M to $30M, focused on modifying existing facilities
• Experience working on MEP systems, including but not limited to process piping, mechanical systems, HVAC, and electrical equipment/distribution.
• Ability to mentor and develop junior staff and field personnel
• Experience working directly with clients on-site.

Preferred Qualifications

• Bachelor's degree in Engineering, Construction Management, or a related discipline, or an equivalent technical degree.
• Understanding of pharmaceutical, biotech, and/or animal health facilities.

Safety

• This position will require the individual to be located near assigned client project sites.
• Overnight travel or staying in the city of the Client's location for an extended period is likely.
• You will visit Client sites and will be required to adhere to stated safety rules.
• You will visit construction sites and will be required to take site safety training and adhere to site safety rules.

This position is considered a safety-sensitive position. The employee is considered a field contractor supervisor and acts in a supervisory role for field work for IPS employees or subcontractors.
