SCOPE/CONTACTS:

Incumbent has frequent contact with tenants, customers, guests, outside contractors, vendors, and public officials and is required to take the time to be courteous and helpful. They do many goodwill jobs throughout the day including hanging pictures, moving furniture, assisting tenants or customers with car problems, help carry boxes, etc.

ESSENTIAL FUNCTIONS:

  • Assures that all routine and special assignments are followed through.
  • Also assures proper maintenance and operation of all equipment.
  • Responsible for operating and maintaining the mechanical and electrical equipment which provides heating, ventilation, and air conditioning; maintains heaters, chillers, pumps, fan coil units, etc.
  • Monitors all mechanical/ pneumatic equipment, controls gauges, distributor panels, valves, thermostats, diffusers, and any other equipment necessary to provide the proper environment for the building.
  • Assures security control.
  • Responds to fire and burglar alarms and assists the Fire and Police Departments.
  • Works with outside contractors on specific building related projects.
  • In addition, after hours, weekend and holiday call duties will be required.
  • Actively participate in the Customer Service First sales and service culture, support the values of the organization and follow established Bank policies and procedures and government regulations.

MINIMUM QUALIFICATIONS:

  • High school graduate or equivalent is required; related trade school training is a plus.
  • Six years' experience in Office Building Maintenance with strong skills in electrical, heating and air conditioning is required.
  • Also requires good verbal and written communication skills.
  • Incumbent must be able to lift and carry at least 50 - 80 lbs. (requires assistance for lifting over 80 lbs.).
  • Must also be able to perform physical duties such as frequent standing, bending/stooping, reaching forward and overhead, squatting/crouching, climbing stairs and ladders, and kneeling.
  • Professional demeanor and customer service skills are most important.
  • Must have good interpersonal skills to effectively deal with tenants, vendors, and other team members.
  • Must have valid driver's license.
  • Must be able to interpret complex mechanical/electrical drawings/schematics for troubleshooting and repairs.
