Director of Commercial Property Management

Location: Orange County, CA

Salary: $140,000 - $160,000 annually

We are looking for an experienced Director of Commercial Property Management to lead a high-performing team overseeing 31 retail shopping centers, totaling 1.8 million square feet. This role is ideal for a seasoned property management professional who thrives in leadership, drives operational excellence, and is passionate about building strong teams and communities.


Key Responsibilities:

  • Oversee daily operations of retail, office, and industrial properties.
  • Lead and develop a team of property managers and support staff, including hiring and performance evaluations.
  • Develop and manage annual budgets and capital improvement plans.
  • Ensure properties achieve NOI and occupancy goals.
  • Manage lease compliance, renewals, and resolve escalated tenant issues.
  • Negotiate and manage vendor contracts (maintenance, security, landscaping, etc.).
  • Oversee execution of capital projects and major property repairs.
  • Ensure compliance with safety regulations and local/state/federal laws.
  • Identify and mitigate property risks.
  • Prepare and present property performance reports to senior leadership.


Qualifications:

  • Bachelors degree in Real Estate, Business Administration, Finance, or related field.
  • MBA or industry certifications (CPM, RPA, CCIM) preferred.
  • 10+ years of progressive property management experience, including 5+ years in a leadership role.
  • Experience with CAM budgets, operating expenses, and CAM reconciliations.
  • Familiarity with retail triple net (NNN) lease structures.
  • Proficient in Yardi or similar property management software.
  • Strong leadership, communication, and problem-solving skills.
  • Ability to travel quarterly; clean driving record required.
