Position Summary: The Sales Coordinator 2 is responsible for assembling and verifying the loan documentation needed for processing the loan application. This position is non-exempt under the Fair Labor Standards Act and is eligible for overtime pay. This position may be located in the Metairie, Mandeville or Baton Rouge areas. This position may be filled at a lower or higher level depending on the candidate's qualifications and relevant experience.
Required Qualifications, Competencies, and Skills:
- GED or High School Diploma
- 4 + years of mortgage loan processing experience
- Title and escrow knowledge
- Recent experience processing Conventional and FHA purchase and refinance loans
- Knowledge of mortgage operations and mortgage loan regulations and guidelines
- Knowledge/experience with: Encompass
- Ability to professionally interact directly with clients, real estate agents, title companies, and Sales and Operations staff
- Ability to obtain registration with the Nationwide Mortgage Licensing System and Registry (NMLS)
- Proficient in Microsoft Office Suite to include Word, Excel, Outlook, Teams

Essential Duties and Responsibilities:
- Process all loan types and programs - Conventional, FHA, VA, RD, Bond, Non-Conforming, Portfolio and Consumer loans
- Maintain working knowledge of loan guidelines to verify loan files meet all criteria throughout process
- Maintain and track on a spreadsheet the loan application required life cycle items and tasks to ensure all steps are completed timely and to ensure an efficient process from application to close
- Receive the loan application from the Loan Officer and ensure the application is completed fully, validate application information with the borrower, assist in obtaining and uploading all necessary documents, request and update information as it is received, request necessary disclosures, maintain contact with the borrower to explain and complete all disclosures throughout the process
- Order title, appraisal, verification of employment (VOE) per guidelines and send letters of explanation (LOE) for borrower signature
- Order insurance quotes
- Request and analyze documentation received to verify if pertinent to the condition, AUS Findings, and support of other documentation in the loan file
- Ensure all files are withdrawn or denied in a timely manner
- Analyze and calculate all types of income to ensure loan qualification
- Learn programs and loan terms, study matrix, etc. to develop knowledge of available mortgage product offerings
- Communicate effectively with all third parties in a timely manner
- Communicate with the Disclosure Specialist regarding any Change of Circumstance within the loan cycle during processing
- Work with the Disclosure Specialist on the title fee input into the LOS system
- Extend locks, keep track of the lock pipeline, complete profile changes and ensure the loan reflects correctly; price out loans and lock loans when needed

- Complies with regulatory rules and regulations evidenced through successful completion of training and demonstrated ability
- Performs other duties and/or special projects as appointed by management
