Pay: $93000 - $105000 / year + 10% annual target bonus

Location: Morrisville, NC | Lenovo campus

What this job involves:

This Facilities Manager role is responsible for all aspects of allocated building operations with a primary focus on building occupant experience and client (REWS) customer satisfaction at our Lenovo campus location. You'll serve as the subject matter expert for Integrated Facilities Management services, overseeing traditional IFM services while creating memorable experiences that differentiate how our client's organization is perceived and valued. This onsite, client-facing position puts you at the center of the action, where you'll provide superior client service while enhancing your personal and professional skills through exceptional leadership, customer service, and communication.

What your day-to-day will look like:

  • Collaborate with Regional Manager and clients to understand goals, objectives, and focus areas for Building Operations and Experience Services
  • Manage operational implementation of customer experience-focused services, developing programs, tools, and processes while integrating underlying services
  • Monitor and manage 3rd party vendor performance for soft and hard services delivery, ensuring compliance with contracts and insurance requirements
  • Proactively develop and manage client relationships, ensuring expected service levels are achieved and KPIs are met or exceeded
  • Oversee facility operations including preventive maintenance programs, M&E systems auditing, and energy saving initiatives
  • Lead financial management and cost control activities, managing vendor purchase orders, invoices, and annual capital planning
  • Coordinate risk management programs, ensure data integrity, and maintain disaster recovery and business continuity planning

Required Qualifications:

  • 5+ years of experience in facility and operations leadership with proven track record of leading high-performing teams in service environments
  • Solid understanding of commercial real estate, project management, and real estate finance fundamentals
  • Demonstrated ability to develop and implement strategic operating plans using industry best practices
  • Exceptional relationship management skills at all levels within JLL and client organizations
  • Strong analytical abilities, sound judgment, and effective problem-solving skills with ability to handle high-pressure situations
  • Excellent communication skills with ability to prepare concise executive updates and operate with "no surprises" approach
  • Competency in basic computer applications relevant to facilities management

Preferred Qualifications:

  • Experience with Integrated Facilities Management (IFM) services and customer experience program development
  • Background in vendor management across multiple service categories (maintenance, janitorial, mechanical, electrical, HVAC)
  • Knowledge of M&E systems, energy management, and sustainability initiatives
  • Project management experience with ability to execute short and long-term client projects
  • Training and development experience for technical staff and certification management
