Description Project Manager Position Identification FLSA Status: Reports to: Exempt Director of Production Position Objective Operate/manage projects to ensure that all associated work is performed in a timely and cost-effective manner, in accordance with applicable plans and specifications, company policies and procedures and sound roofing practices. Job Functions * * Provide project manager services for multiple projects running concurrently Provide functional direction over areas of responsibility including construction schedules, cost control in relation to budget, dispute resolution, and quality control Support negotiation of design-build construction contracts and negotiating subcontracts Request and review purchase orders, subcontracts, AIA, and other agreements/documents Engage in construction-related issues, disputes and disagreements Coordinate and direct field staff relative to construction project requirements. Compose and draft all change orders from assigned projects and assess their impact on budget. Review with Production Director. * * * * * * * * Review status and monitor the project relative to scheduling and cost controls Review and verify applications for payment. Ensure that all work has obtained approval through written directives from all relevant parties including all required governmental agencies. * Ensure the issuance and maintenance of contractor's insurance, and work permits from administration. * * Participate in a hand-off meeting between estimation and sales if applicable. Become thoroughly knowledgeable with the project's contract documents, drawings, specifications and scope of work * * Conduct site visits as required to monitor construction progress, schedule, plan, and specification compliance with contract, construction documents, and manufacturers requirements Track and assure the review and approval of submittals, and shop drawings prior to start. the preparation and transmittal of the owner's comments to include consultants. Compare to specification and manufacturers requirements. * * * * File all drawing logs, submittals, samples, and all other correspondence of projects in the job file. Review, manage, and approve invoices, requisitions, and other bills to ensure their accuracy and when payments are due. Review and manage change order work scope and schedule Contribute to reporting at month end, WIP and cost to complete for management forecasts as it relates to cost and revenue. Project Manager revised 04/2020 Knowledge, Skills & Experience (Essential) * * * * High School diploma 4+ years of experience in construction project management MS Office, and MS Project experience OSHA 10 training Knowledge, Skills & Experience (Desirable) * Associates/bachelor's degree in construction/engineering, project management, and related curriculum. * * * * Estimation Knowledge Knowledge of basic accounting principles Bilingual Spanish OSHA 30 training Key Competencies * Walking, turning, stooping and reaching for and carrying materials, stepping over and around obstacles, climbing ladders and scaffolding. Must hear well enough to understand oral directions. Must see to read forms, labels, directions, blueprints, and specifications. Teamwork and collaboration * * * Occupational Health and Safety Employees are responsible and accountable for * * Enforce and adhere to OSHA Safety Requirements Compliance with workplace policies and procedures for risk identification, risk assessment and risk control * * * Active participation in activities associated with the management of workplace health and safety. Identification and reporting of health and safety risks, accidents, incidents, injuries and property damage at the workplace. Be able to conduct a safety audit of the worksite. Correct utilization of appropriate personal protective equipment Physical surroundings: Frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. Physical Effort: Climb ladders; Work on rooftop and open field sited projects - required. Sitting, standing, light lifting, up to 50lbs Domestic/International Travel: 25-50% Extensive Hours:Exempt Salary Work Status.
