Real estate plays a critical role in enabling AES's energy infrastructure and operational excellence. From securing land rights and easements to managing leases and regulatory permits, the Real Estate team ensures that AES can safely, efficiently, and compliantly develop, operate, and maintain its electric generation, transmission, and distribution assets. This function serves as a key bridge between engineering, legal, operations, and external stakeholders, supporting the long-term reliability and growth of AES's energy portfolio.

As a Real Estate Specialist, you will be directly involved in negotiating, managing, and overseeing real estate transactions and rights essential to AES's operations. This role requires a strong combination of negotiation skills, regulatory awareness, stakeholder management, and collaboration with internal teams to support both ongoing operations and future infrastructure needs.

Primary Responsibilities:

  • Negotiates the acquisition of easements from commercial and residential property owners for the transmission and distribution of electric energy; prepares documents and sketches, as needed; evaluates easements for compensation
  • Negotiates the purchase or sale of real estate; performs appraisals, prepares title work, closing statements and all other documentation necessary for closings
  • Prepares all forms and sketches needed for consent to encroachment and releases of easements; appropriately routes all paperwork
  • Obtains permits from State, County, and railroad companies for crossing and occupation of right of way by Company facilities or associated work along the right of way; obtains other permits, such as for oversize and overweight vehicles, from State and governmental authorities
  • Negotiates the terms of real estate leases and prepares legal documents necessary for leases and rental properties
  • Negotiates the settlement of crop or property damage claims as a result of line construction or maintenance and the payment of claims for such damage; performs on site inspections and reports
  • Maintains contacts with State and County Highway Departments for advance information of new road construction that would make relocation of Company facilities
    necessary; conveys this information to the supervisors of the divisions involved
  • Cooperates with Company engineers in making contacts with subdivision developers, their engineers and/or attorneys regarding easements required in new subdivisions; coordinates with Land Survey Section to ensure timely completion of surveying work required for easements, releases and encroachments

Qualifications

  • Degreed candidates must have three (3) years related experience
  • Non-degreed candidates must have five (5) years related experience
  • Real Estate Broker's license from the State of Indiana
  • Strong communication skills including verbal and written
  • Ability to work with others
  • Knowledge of electric utility best practices
