Maintenance Working Supervisor - JLL

What this job involves:

As a Maintenance Working Supervisor at JLL, you will oversee maintenance operations for assigned facilities while actively performing hands-on maintenance work. This hybrid leadership role combines supervisory responsibilities with technical expertise to ensure building systems operate efficiently and maintenance teams deliver high-quality service. Your dual focus on leading your team and maintaining technical proficiency directly contributes to JLL's operational excellence and reputation for superior facility management, ensuring our clients receive outstanding service and their facilities remain in optimal condition.

What your day-to-day will look like:
  • Lead and direct a team of maintenance technicians, assign daily work orders and preventive maintenance tasks, monitor team performance and work quality, conduct performance reviews, and ensure adequate staffing coverage for all shifts

  • Perform maintenance and repair work on building systems including HVAC, electrical, plumbing, and mechanical equipment while handling complex technical issues and assisting technicians with challenging repairs

  • Plan and schedule preventive maintenance programs, prioritize work orders based on urgency and impact, coordinate with contractors and vendors for specialized services, and manage parts inventory and ordering supplies

  • Ensure all work meets JLL standards and industry best practices, conduct facility inspections to identify maintenance needs, verify compliance with safety regulations and building codes, and implement quality control measures across maintenance operations

  • Respond to client requests and concerns professionally, communicate maintenance activities and schedules to building management, address tenant complaints and service issues, and build strong relationships demonstrating JLL's commitment to service excellence

  • Enforce safety protocols and procedures, conduct safety training and toolbox talks, investigate incidents and implement corrective actions, and ensure the team uses proper personal protective equipment

  • Maintain accurate records in computerized maintenance management systems (CMMS), prepare reports on maintenance activities and equipment performance, manage maintenance budgets and control costs, and participate in client meetings

Required Qualifications:
  • 5-7 years of building maintenance experience with at least 2-3 years in a supervisory or lead capacity, preferably in commercial real estate or corporate facilities

  • Comprehensive knowledge of HVAC systems, electrical systems (up to 480V), plumbing systems, building automation systems, and fire life safety systems

  • Proven ability to lead and motivate teams, delegate effectively, manage multiple priorities, resolve conflicts, and make sound decisions under pressure

  • Proficiency with CMMS platforms, building automation systems, Microsoft Office applications, and mobile work order management tools

  • Excellent communication skills (written and verbal) and strong organizational and time management capabilities

  • Physical ability to perform maintenance tasks including lifting 50+ pounds, climbing ladders, and working in various environmental conditions

  • Flexibility to respond to after-hours emergencies and participate in on-call rotations

Preferred Qualifications:
  • Ability to read blueprints, schematics, and technical documentation

  • Experience troubleshooting complex technical problems and mentoring team members

  • Customer service orientation with proven track record of building stakeholder relationships

  • Experience managing maintenance budgets and controlling operational costs

  • Strong problem-solving aptitude and analytical skills

  • Experience working in confined spaces or at heights

  • Certifications in specialized building systems or trades
