Job Description

The Labs Manager is responsible for a wide variety of tasks including the effective daily leadership and administration of the maintenance department, safely and effectively maintaining machinery and systems, and quickly and professionally responding to the needs of the tenants and the Facility Manager. The Operations Manager is also responsible for the preventative maintenance program to ensure that the building's machinery and systems meet or exceed their rated-up time and life.

Essential Duties and Responsibilities

  • Organize and manage all administrative functions related to the Lab maintenance department. This includes but is not limited to:

  • Budgeting and financial control

  • Compliance with all local codes and regulations

  • Coordinate department training

  • Upward reporting on budget compliance, energy efficiency, systems effectiveness, and employee productivity

  • Supervise and organize all staff activities either directly or through effective delegation to subordinates. Included are activities such as:

  • Manager of the Lab Maintenancedepartment over three shifts, Seven days per week

  • Compliance with local and national United Auto Workers (U.A.W.) contracts

  • Organization of dispatch and response procedures

  • Developing and motivating the team

  • Dispensation of activities, projects, and routines

  • Establishing and using chain of command procedures

  • Instilling a sense of pride and customer service in team members

  • Implementing hazard control and team safety practices

  • Be available for emergency call-in to address building problems

  • Implement and Maintain Systems and Standards

  • Fully implement all standard operating systems and practices, including the following:

  • Implementation of a Preventive Maintenance System

  • Establish training goals for each team member

  • Develop metrics to evaluate reactive and planned maintenance activities

  • Develop metrics for comparison with industry benchmarks and comparable Delphi Automotive facilities.

  • Develop a complete personal knowledge of all building machinery, equipment, and systems such that:

  • System operation alternatives and contingency plans are devised in the event that failures occur

  • Recognize the authority and objectives of the client. Conduct all activities in a businesslike, competent, and professional manner. This includes:

  • Interacting with contractors, vendors, and consultants in an unbiased, objective, and ethical manner.

  • Complying with all policies and procedures established for the property.

  • Identifying key industry resources that can aid the business operation or contribute to enhanced productivity and performance.

  • Treating all fellow employees, industry contacts, and property visitors fairly, impartially, and in a non-discriminatory fashion.

Skills and Qualifications Requirements

  • College degree with a major in engineering or another technical field.

  • Training in maintenance related fields: preventative maintenance techniques, scheduling, vibration analysis, maintenance management systems, etc.

  • Training in Microsoft computer applications

  • Safety training in Confined Space, Hazards Material handling, Lockout, Fall Hazard, personal protective equipment, etc.
