The department of Facilities Management at West Virginia University is currently accepting for a Shift Maintenance Mechanic for the Health Sciences Center.

About the Opportunity

Under the direction of the Manager and lead, will perform general maintenance, preventative maintenance, adjust/repair various electrical, plumbing and mechanical equipment. Participates as part of a 24-hour 7-day a week maintenance support crew working Holidays and weekends.

This position will be required to work mandatory overtime as assigned and monitor radio communications during off hour shifts, Holidays and weekends.

What You'll Do

  • Receive work orders through Unifier (CMMS). Interfaces with University Police dispatch, Supervisors, Managers, and requesting party to finalize project needs and scope. Review and complete work order documentation including material acquisition, time sheets, comments and close out. Assists Supervisor with multi-craft projects related to overall work assignments.
  • Individual will have responsibility to read and review prints on new and existing building projects for repair or construction associated with specific job duties and expertise.
  • Perform general electrical duties such as reset breakers, replace outlets, switches, replace ballast, replace bulbs, or similar task requiring basic skills.
  • Perform general plumbing duties as instructed or required such as fixing leaks, tighten or replace faucets, unclogging toilets, unstop drains utilizing snakes or other means, replace flush valves, floats, clear traps, replace sinks, commodes, urinals, water fountains, repair small lines, or any other similar task requiring basic skills.
  • Performs routine maintenance on air handling equipment, fan coil, and associated cooling equipment in building per established maintenance schedule to include filter changes, lubrication, replacement of belts, etc,
  • Documents all activities in the manual logging system and initiates work requests as necessary. Shall develop and prepare logs with necessary data as may be required by the Supervisor or emergency personnel.
  • Coordinate with contractors, suppliers, engineers, architects, customers, etc. to ensure timely and cost-effective repairs and projects.
  • Conducts daily routine inspections of the entire Health Sciences Center to ensure proper functioning of equipment so as to minimize any damage to building, equipment, property, and to minimize danger to life. Conducts normal operating procedures on equipment requiring routine adjustments.
  • Respond/investigate and take necessary action to all fire and/or equipment alarms, Make required resets of fire alarm zones, notify proper personnel, recordkeeping, and/or restart of associated equipment
  • Answers all after hours emergency/non-emergency calls including but not limited to: fire alarms; hazardous material spills and emergencies; power outages; wind., storm, and flood damage; loss of main and/or building steam supply; securing buildings. Acts as after-hours liaison between Health Sciences Center and the University community. Will also be responsible for giving access to personnel in emergency conditions such as fire, hazardous spills, storm damage, and etc.
  • Will operate and utilize various computerized software programs. May perform various other skilled or unskilled tasks as required to secure facility, make repairs, protect property or enable the University to conduct business
  • Relocate furniture, lab equipment and other items within the Health Sciences Center and related facilities. Will remove/attach/replace or assemble pictures, cabinets, modular furnishings, new furniture and/or shelving.
  • Required to monitor fire alarm and ADT panels with first response to fire alarms. Required to correct fire system malfunctions such as but not limited to resetting of pull stations; draining sprinkler, repairing, and replacing of sprinkler heads of sprinkler systems, putting alarms back in service, performing fire watches and giving all clear to permit people to reoccupy the building.
  • Will maintain safe standards and working conditions following all state, local, and federal requirements. Will also be responsible for calling out support personnel when conditions warrant. This will include repair of equipment as well as safety issues.

Pay Grade: 14

Hours: 11 pm - 7 am

Qualifications
  • Must have one of the following:
    • 2 years experience in general trades building maintenance experience in the areas of
      basic carpentry, plumbing, electrical, HVAC, or other craft trades.
    • Completion of an associate degree in building maintenance or other craft trade.
    • Completion of a 2-year accredited vocational craft trades program.
  • Any equivalent combination of related education and/or experience will be considered
  • All qualifications must be met by the time of employment.

Knowledge, Skills & Abilities

  • Demonstrated knowledge of building systems, how they operate, and interactions between system variables and how
    they can affect operation.
  • Demonstrated ability to evaluate system variables, measure performance and design corrective action.
  • Strong logic and analytical skills, system focus/root cause.
  • Ability to function in highly stressful situations.
  • Excellent communication skills, ability to perform work in a professional capacity, technical language as well as in simple, everyday terminology utilizing both written and oral communications.
  • Ability to read complex mechanical/electrical diagrams, advises on troubleshooting techniques, and create/alter sequence of operations.
  • Ability to troubleshoot and repair complex control systems and system safety equipment.
    Self-motivated/ability to function with minimal supervision/direction and lead by example.
  • Ability to perform on a cross functional work team comprised of skilled trades personnel to complete assignments, tasks and repairs on schedule and within budget.
  • Knowledge of plumbing, mechanical maintenance, preventive maintenance, repairs, alterations, and renovations.
  • Ability to work in varying temperature environments.
  • Ability to stoop, bend, crawl and climb heights over 10 feet. Ability to lift materials over 50 lbs.
  • Ability to work mandatory overtime and respond during off hours as needed.
  • Ability to work safely around moving equipment, heights and uneven surfaces.
