Essential Job Duties
Join NC State University's Building Maintenance and Operations (BMO) team as a Facilities Maintenance Technician - Contributing and build your skills while helping keep our campus facilities safe, reliable, and operating at their best. This hands-on position works within a zone maintenance shop on NC State's Original Campus, Centennial Campus, or Centennial Biomedical Campus (Veterinary School) and supports routine maintenance, operations, and repairs across building systems.
In this role, you'll develop practical experience across HVAC, plumbing, electrical, steam, and other building systems while working alongside experienced mechanics and technicians. You'll perform preventive maintenance, assist with repairs, operate basic tools and equipment, monitor equipment, identify potential problems, and know when to elevate more complex issues to higher-level mechanics. Key responsibilities and duties include but are not limited to:

  • Perform basic maintenance, preventive maintenance, and repairs across HVAC, plumbing, electrical, steam, and other building systems.
  • Assist higher-level mechanics with maintenance, troubleshooting, repairs, installations, and other assigned work.
  • Perform routine tasks such as lubricating, cleaning, inspecting, re-lamping, repairing plumbing fixtures, and checking equipment.
  • Take readings on boilers, chillers, and other equipment; check chemical levels and report unusual conditions or discrepancies.
  • Recognize signs of equipment or system problems, including leaks, unusual noises, temperature changes, electrical outages, and equipment malfunctions.

  • Troubleshoot basic maintenance issues, determine potential causes, and refer complex problems to higher-level mechanics or supervisors.
  • Operate and maintain the basic tools and equipment used in assigned trades and follow appropriate procedures for each task.

  • Follow preventive maintenance work orders and maintenance requests, completing assigned work accurately and within established timelines.
  • Accurately document work performed, including time, materials, equipment readings, and identified issues.
  • Develop working knowledge across multiple building systems and cross-train in building equipment operations and maintenance.
  • Properly isolate and lock out equipment and systems as required before performing maintenance or repairs.
  • Maintain a clean, organized, and safe work environment and follow all University safety, health, and established safe-work practices.
  • Communicate effectively with supervisors, coworkers, and the general public, and follows verbal and written instructions related to work assignments and operational needs.
  • Perform lifting duties up to 30 pounds frequently and 60 pounds occasionally, with or without reasonable accommodations.
  • Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from different types of ladders to access elevated or below-grade areas (such as roofs, above-ceiling spaces, and utility pits). Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations.

Other Responsibilities

  • This position has been designated as mandatory personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal under the direction of a supervisor
  • May be required to be on-call
  • Other tasks and responsibilities may be assigned based on the needs of the organization and evolving priorities.

Qualifications




Minimum Experience/Education
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).

Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Preferred Qualifications
  • Relevant experience in the maintenance or building system trades

  • Valid driver's license required
  • Valid North Carolina driver's license is required within 60 days of hire and must be maintained
